Case Study 1

The clients, two business partners, are directors of a number of businesses based in a Welsh town. They are also experienced property developers and landlords with a large, personally owned property portfolio.

They were looking to purchase a rundown shop with 2 flats above it which they wished convert from one unit for commercial use into five HMO apartments and 2 retail units, one of which to house their business. They had the funds to convert the property and were looking to purchase it for £150k. Go Commercial Finance Ltd funded the purchase at 65% which meant the clients were effectively buying the property outright.

We also had an offer from Shawbrook taking out the funder @75% of the OMV of £250k thus paying off the first charge bridge and releasing some small equity. The building will generate, once converted, some c£36k per annum in rents.
