Go Commercial Finance met with a talented husband and wife business team, directors of a Welsh-based interior design business. Experienced property developers and landlords with a large, personally owned property portfolio. They were looking to refinance premises, which they had converted from commercial use into seven luxury apartments and four retail units, one of which houses their business.

What was the finance for?

In this instance, the entire building was owned by their trading limited company. The building generated around £115k per year in rents. Some c£60k from the apartments and c£55k from the retail units.

We were able to refinance and obtain the funds the clients required at competitive rates, quickly and to suit their requirements. Case Study 2

Funding the purchase of a redundant industrial building. Situated on a high street that has become a prime trading location. The developer had an exciting vision to convert it into a retail precinct, complete with food court and mini supermarket, to complement the vibrant retail activity adjoining it.

Taking a view on the proposition.

Our client asked us if the lender would take a view on planning permission as previous consents were inappropriate and had expired. Renewal of the most recent consent had been refused as it no longer satisfied the local authority's requirements in relation to design. However, the shareholders of the borrowing company supported the project. With both a cash equity injection and collateral security we were encouraged to take a holistic view on this issue and perceived construction risks.
